Why check a plot before buying it
In Senegal, many plots are sold from a distance, on the strength of a few photos and a plan. Sometimes the plot shown is not the one on the papers, it is already occupied, landlocked with no access, in a flood zone, or its boundary markers have gone. These bad surprises are costly once the money has been paid.
A relative can help, but they do not always have the time, a technical eye or the freedom to say no to the seller. An independent technician has nothing to sell: they observe and they prove.
What the technician checks on site
- That the plot exists at the address and GPS position given
- The visible boundaries and markers, compared with the plan you send
- Access: road, track, distance to the tarmac road
- Neighbours and occupation: buildings, walls, crops, signs of occupation
- The visible ground, the slope and signs of standing water
- Nearby networks: water, electricity

Price of the land check
The land check costs 75,000 FCFA. Travel depends on the zone: nothing to add in Dakar, Thiès and their surroundings, a flat fee on the Petite Côte, a per kilometre rate further out elsewhere. It is always shown in your quote, sent the same day.
If you then build, the Before you build package brings together the land check, the design plan and the building permit file for 650,000 FCFA, State fees excluded.
What the land check does not replace
SEETLU observes what can be seen on the land on the day of the visit. We do not check the legal rights to the plot: examining the land title, the lease or the allocation deed remains the work of the notary and the land registry. We do not sell land and we never touch the money of the sale.

What should I send you?
The address or Google Maps link of the plot and, if possible, the boundary plan or the land registry plan. The technician compares what they see with these documents.
Does the seller need to be there?
It is not necessary. If the markers are hard to find, a local contact (seller, neighbour, surveyor) helps the technician locate them.
How long until I get the report?
The quote arrives the same day. After the visit, the report arrives within 24 hours in your client area and by email.
