Building without a permit exposes you to the works being stopped, a fine or even demolition, and later makes selling or passing on the house harder. A proper permit protects your investment and makes a bank loan easier.
From abroad, the back and forth between the architect, the town hall and the technical services is hard to follow. An incomplete file is sent back, and every return costs weeks.
What we do for you

State taxes and fees are paid directly by you to the authorities, against an official receipt: SEETLU never collects them. We promise neither the permit nor its date: the decision and the timing belong to the authorities.
Price of the building permit file
The price includes preparing the file, the plans signed by the partner architect, the submission on TELEDAC and the follow up until the permit is issued. It is confirmed in your quote according to the size of the project. State fees remain yours to pay, directly.
With the Before you build package, you also get the land check and the design plan, for 650,000 FCFA in all, State fees excluded, payable in one go or in two instalments.
And during the works
Once the permit is issued, you choose your builder and pay them directly. SEETLU can monitor the build to check that it matches the approved plans, with a report and sealed photos after every visit.

Who pays the State fees?
You do, directly to the authorities, against an official receipt. SEETLU never receives or transfers this money.

A document for the land (land title, lease or allocation deed), your ID and the idea of your house. If you have no plans yet, our partner architect draws them.
My plot has no land title. Is it possible?
