Why a plan before you build

Without a precise plan, you cannot ask builders for comparable quotes, check that the build is going as planned, or apply for a building permit. Many builds in Senegal start from a simple sketch, and the surprises come with the foundations or the slab.

A good plan sets the rooms, the areas, the openings and the floors. It lets your builder price the work, and lets SEETLU compare what is built with what was planned during site monitoring.

Two steps: the design plan, then the signed file

• The design plan: your rooms, your areas, the front, to picture the house and price it
• Back and forth to fit it to your budget and your plot
• The complete set of plans, signed by our partner architect, fees included
• The drawings required for the building permit

The design plan is not signed and is not valid for a building permit: it is for deciding and pricing. The complete file is signed by the partner architect, never by SEETLU: we sign no plans.

Price of the plans

The design plan costs 150,000 FCFA up to 150 m², 200,000 FCFA up to 300 m², then 500 FCFA per m² beyond. The complete file signed by the partner architect costs 300,000 FCFA up to 150 m² and 400,000 FCFA up to 300 m²; beyond that, it is on quote.

With the Before you build package, the land check, the design plan and the building permit file come together for 650,000 FCFA, State fees excluded, payable in one go or in two instalments, at no extra cost.

And then, monitoring your build

Once the plans are ready, you choose your builder and pay them directly. SEETLU can then monitor your build: at every visit, an approved technician compares what is built with your plans and sends you a report with sealed photos. We do not build and we do not manage the works.
